Montreux Market Update - Spring 2026

A note for our clients who've told us they're planning to wait until later this summer to make a move on a Montreux home: the market isn't waiting with you.
 
We have several active conversations right now with buyers planning to act later in the season, and we feel a responsibility to flag what the data is telling us. Activity has picked up meaningfully, and the supply-demand dynamics in Montreux have shifted into clear seller-favorable territory.
 
A few highlights from our Spring 2026 Market Update:
 
  • 17 active listings today vs. 23 a year ago. Only 10 are truly available; the rest are already in escrow.
     
  • Sales pace is up 20% year-to-date (12 closings vs. 10 in the same window of 2025), with $39.4M in volume — up 23%.
     
  • Six-month rolling sold price per square foot just rebounded from a $636 trough to $711 in two months. Sale-to-list discipline holding at 97% of asking.
     
  • Just 3.6 months of supply — firmly seller-favorable.
     
  • New listings are running roughly half last year's pace. With construction costs elevated and developable lots inside Montreux limited, replacement cost continues to underpin existing-home values.
 
For owners thinking about a sale, this is exactly the kind of market that rewards listing now: limited competition, recovering pricing, and motivated buyers actively in the market.
